Payment

Payment must be made in full upon accepting your apartment. We have the right to reserve and keep all or part of the deposit/ advance payments in the event of your breaking this agreement by either departing before the agreed departure date or deciding not to take the accommodation agreed by you. Such monies not refunded being in respect of administration and
additional management cost. Upon any extension of stay, the management retains the right to debit your card without notice.

Our cancellation policy is 14 days prior to arrival.

 

Check In/Out

Please note that the earliest check in time is 14:00 and the latest check out time is 11:00. A late check in fee applies to some of our properties, please ask for further details. When applicable the fee is £30 after 6pm, £50 after 9pm and £80 after midnight.

Additional fees for late check in/out;

From 11:00 to 14:00 - 50% on the rate you are paying.
After 14:00 - 100% on the daily rate you are paying.

 

Smoking

We operate a strict non-smoking policy in our apartments and any guest who does not adhere to this can be fined up to £500 to cover the cost of steam cleaning of the whole apartment, any lost revenue due to the apartment becoming unfit for occupation.

 

Damages

We have the right to charge for damage or loss caused by you to the apartment or its contents. Compensation will be demanded to cover reasonable cost of repair or replacement, plus any income lost due to the apartment becoming unfit for occupation by new residents. A charge will be made for lost or damaged key.

 

Parties/Gatherings

Please note that all unregistered guests must leave the premises by 22:00. Gatherings of persons over the number of registered guests are not allowed. Parties are not allowed in the rooms at any time and may result in the Management requesting the offending party to vacate the premises without refund. Guest who carry out parties will be fined £250 in addition to charges for any damage caused.

Due to Health and Safety Fire Regulations all NON-RESIDENT guests are to stay by latest MIDNIGHT.

 

TERMINATION OF STAY:

We reserve the right to terminate your use and occupation of your apartment immediately in the event of:
a. Non-payment of any monies due.
b. Overcrowding for any type of or sort of gathering.
c. Unreasonable noise or behaviour (which the management reserve the
right to determine).
d. Unauthorised Birthday Parties or Gatherings in the apartment.

 

Pets

No pets, other than registered guide dogs are permitted.

 

Extensions

If you wish to extend a stay please give us as much notice as possible in order to facilitate your request. All extensions are subject to availability and rate change.

 

Storage

Luggage storage is available at head office subject to availability. Items are left at the owner’s risk and no responsibility is taken for lost, stolen or broken items.

 

Apartment Types

Whilst care is taken to ensure that the description of facilities and services of our apartments is accurate, these are continually being changed, upgraded, and on occasion taken out of service. If any feature/facility is essential for the guest in choosing a particular property, it is advisable that the guest checks this with the property, prior to booking. We cannot be held liable for omissions or errors, whether temporary or permanent of a property's facilities and services.

Property room photos may not be specific to actual room allocated. Photos are indicative only. Accommodation facilities listed may not apply to all room types.

 

Other Terms

Any additional charges will be charges to the payment card provided for the accommodation charge. If we are unable to obtain payment, we will pursue our damages through legal proceedings. UK law will apply. Perfume incense burning sticks, burning oils fragrance or diffusers are not allowed in the apartment.

We provide accommodation for private residential use only and in a reasonable manner, we only allow the accommodation to be occupied by the number of persons confirmed at the time of booking. Operation of any forms of business from the accommodation or use it for any illegal or immoral purpose you will be required to vacate the accommodation immediately.

We have zero tolerance policy towards behaviour that Is abusive, threatening or violent towards our staff, our contractors or other guests. If you or any of your party or anyone that you authorise to occupy the accommodation behaves in this manner, we will terminate your right to occupy the accommodation immediately and we may report the matter to the police.

An extension of your stay depends on availability and is at the discretion of the management.

The management reserves the right to move you to another apartment of at least as good a standard within the building, if necessary. We will however always attempt to avoid such moves.

Regarding internet usage: please be aware that the management cannot be held responsible for any visits to unauthorized, restricted or illegal sites. The user is liable and enters those sites entirely at their own risk.

We cannot be held responsible for ramifications against companies or establishments recommended by our staff such as: dry cleaners, car or taxi companies, restaurants etc.

The property will not be held responsible for any loss or damage to valuables left unattended in the apartment or even within the apartment safe. Only the number of persons registered at the time of check-in may occupy the apartment.

Under no circumstances is multiple occupancy allowed. No animals are to be brought into the apartment at any time.

When vacating the accommodation, you must leave the accommodation in the same condition as it was at the beginning of your stay. Where the accommodation or any item is not left in the condition required, you must pay us any costs which we incur in cleaning, repair or replacement. 

A signature on the Registration Card indicates acceptance of our Standard Terms and Conditions for occupation of an apartment at this building. A full copy of these are available for inspection upon request at Receptions.

You have agreed to occupy the apartment for the period stated on the face of this card Check-in time is 2.p.m. on the day of the arrival and check-out time is not later than 12 noon on the day of departure, unless otherwise agreed in advance with the management.

The management reserve the right to move you to another apartment of at least as good a standard whiting the building, if necessary, though we will always attempt to avoid such moves.

Telephone service is supplied only against a deposit of one week rent and a further deposit may be demanded if your telephone account exceeds £250. We reserve the right to withhold telephone service in the event the charges are not paid.

We wish you to treat your apartment as your home, but please respect the rights of other guests to peaceful enjoyment of their apartment. Parties and loud music are not allowed (which the management reserve the right to determine). Failure to comply will result in guests being asked to leave immediately.
